I think bread and butter Sydney units have peaked

    Just a comment, and I could be wrong, but I now reckon the average (non descript, non special) Sydney suburban unit in the price bracket worth around 500-650k is flat or falling in price. Getting harder to sell. Though every area is different.

    Anyway, if the boom is over, that's been a great run.

    Houses/townhouses etc... Still solid demand imo.

    Thoughts?

    What that bread n butter needs is some hundreds and thousands sprinkled on top.

    More and more developers will start cutting off the crusts and laying on the H&T just to move stock.

    According to the Real Estate email I got today, Apartments in Surry Hills/Darlinghurst areas are still rising in value,they are 5 minutes walk to the City and will always always always have tenants whether they be students or same sex couples.

    The areas to be cautious are Waterloo and Alexandria , Green Square areas where the large toaster like apartments are becoming an oversupply with more to be built.

    Agree @Gockie. Have one of these cookie cutter units and prices have gone very little. A plain unit in a complex of 6 blocks, next to a dozen other similiar complex at Ryde.

    Being a boring unit might appeal to those just want a place to own and call home though. One of those places that flies under the radar of the avocadosmashers & Snapchatters :p

    I don't think we are there quite yet but we are certainly getting there.
    I see a stagnation of SOLD prices (minimal to no increases).

    The moment I'm really waiting for is the fall.

    There were 2 x 1 bedroom units in West Ryde last Friday, listed in low $400's. Both archived by Monday morning (different local agents).

    Both were fhb territory, well below median but on pat with previous sales in the 2 blocks.
