    Hi folks, I am trying to find an easy way to look at distances as part of my research and seeking help.

    Example ... I would like to see in visual format suburbs in Sydney that are < 15 Km's from CBD or suburbs that are 10 Km's from Parramatta.

    Typically you see the above shown as a coloured ring showing all the suburbs.

    Can Google maps or any other free tool do this ?

    Then put circles from the stations & bus stops.

    A good idea is to print out maps of the city centres you're interested in. Then you can draw out your own distance limits. Especially when 15km as the crow flies can often be very different to 15km via car/bus/train. Or distance might be slightly irrelevant if you're right near a major freeway which could do 40km over the same time it'd take to do 15km in built up areas.

    Or another trick is to open Google Maps and start asking for directions from the centre to any random town. You can drag the end point marker around the map and it'll re-trace the route, showing you the proper odometer distance.

    I have used Google Maps/Earth on various occasions to determine how relevant a property's possition is in relation to main roads, train stations, parks and other services, even street view to see older images, as well as the usual sales history searches.
    Sure it still takes some time though....
    But as @sash have previously said, "boots on the ground" is by far the best way to go, particularly when you are spending so much $$$$$$$.
    It takes a brave person to commit and pay for sight unseen
    (I've done it once, I stressed for months, never again)
