How to purchase property from owner directly? What should I do?

    Hi,

    I am in Adelaide. I am about to purchase a property from owner directly. I have inspected the property.

    Owner want to sell property to me without agent. What should owner and I do to have the property sold to me legally and safely?

    Hope to hear from you guys. I am very anxious now, I just worry my money will be gone or the property will not come under my name.

    Its no issue at all.

    First negotiate and agree on a price, this is probably the hardest bit.

    Then tell a conveyancer all the details. They'll draw up a contract (which sales agent would normally do) and then all the normal stuff conveyancers do in any purchase with or without an agent.

    Arrange finance and building inspection. Remember in Adelaide you can bail at no cost if you don't like what the building inspector finds.

    No chance of loss since it still goes through the normal settlement process.

    Then get your favourite PM to look after it ;)

    If I purchase from owner, Can I ask her to send me form 1 before we sign contract?

    Are Most Adelaide Conveyancers able to process this, or only a few can?

    is it safe to do so?

    If they've prepared Form1 already they can provide it at the same time.

    Its unlikely though, most conveyancers representing the seller's side wont start preparing it until they have a deal so as not to waste money on searches if it doesn't end up happening.

    Remember cooling off period does not begin until you receive Form 1, so its really in your favour as it gives you longer.

    Yeah definitely use different conveyancers regardless of whether buying directly or via an agent. That should go without saying, to avoid conflicts of interest.

    Can recommend a conveyancer I used myself for this if need be.

    it's a pretty good deal actually if you buy directly from the owner. just make sure these are all legally documented
