    Melbourne market is a huge unknown. By the end of February we should know more.

    2.3 - 2.4M? Isn't it amazing, 20 years doubled 10 times. I paid a similar price for a unit in Chatham and it would be around $800-900k. The magic of having "land" and "location"!:eek:

    I was going to say 1.7 mid range realestate estimate
    I find more expensive houses have so many varied valuations so you really need to look at street report (compare properties) land and house size (pool , parking etc)

    I’ve been watching Brisbane’s market and at the end of last year houses generally were selling 10-20k above the mid range , now it’s on the high mark or up to 50k over high pending location
    Obviously the more expensive the house the more the data can vary

    It was a poor investment in 2017. The vendors tried to sell it 3 times immediately post purchase and finally found a buyer in 2021.

    The house is joint to this house , if your neighbours are no good you just have to live with it or move.
    For that money I’d prefer to go one suburb further out and have a house on its own title, that way you don’t have to worry about the shared wall
    I’d only share a wall with garages dividing the properties unless it’s a inner city terrace

    I think Melbourne properties could sell under the middle range next year on valuations , although material shortages and rising building costs may keep things competitive In some areas / modern properties

    I inspected the place a couple of years ago. There is just a tiny part of the wall that is shared with the other house (around 2m). The main issue is that it was south facing and very dark inside. Besides, this was a 2 bedroom house and there was no way I was willing to pay any where close to that amount.

    It is more amazing the conclusions people make. 160k would have been land value, with demoition and rebuild or a reno or 2, The cost could be 400k + probably lucky to have given a CG of more than 3 times in 25 years.
