How much to withhold , window installed incorrectly

    we’re having some work done at our weekender .

    Involves closing off open en-suite , moving door and supplying and installing an internal bifold window and various other associated work .

    Total cost around 14 k . Started on Monday . First Invoice for 6 k to be paid by 31st .

    Arrived for weekend to find that the window has been installed incorrectly . We asked for it to open into the room where if folds into a corner , but it opens outwards partially closing of a corridor at the bottom of stairs , which just doesn’t work and isn’t acceptable .

    Not sure if there is a simple fix involving rearranging the hardware and flipping the window panes or whether a whole new window has to be ordered .

    Will contact builder this morning to discuss the situation . If it’s a simple rearrangement no dramas , but if a new window is require , that’ll be a delay of 3-4 week .

    How much if anything would you withhold . He has done more than half of the required work . We want to keep him on side , but motivated . It’s hard to get builders to come up to north arm cove .

    @See Change - is it a multi-bifold? Internal or external?

    They are a right pain as most window manufacturers don't understand how to build a weatherproof frameset which opens internally. Ours has been in for 20 odd years Now and bit a drop of water has come in to the dining room.

    The issue is solved by using the correct Silk design.

    Looks like the window and frame will need to be flipped around 180 degrees.

    To keep builder onside I wouldn't withhold anything on the first payment. I'd discuss the issue and see how things are when final payment is due.

    I would withhold the entire amount, but sort out soonest possible. The Builder may ratify, which is good although you may not be happy with the delay. But if he refuses and insists what he did was correct etc, it will cost you lots of money to get another person to come and ratify it, that is if you can find anyone at all....

    A lot of trades will not take on other builders ####-ups ,and if they do it will be costly..

    Looking at this set-up it would not be possible to flip them around and reset them facing inwards as the hinges are already cut and set in place..Plus when you line up the levels and plumb with the blockwork and the cedar steps it seems very good trade-work ..My opinion you would have to start again with a new set of windows imho..

    Might be able to flip the window vertically to get the hinges on the right side and switch the first and last panel hardware (wall hinges and latch).

    Then just need to turn the reveals around or replace so the channels are on the right side.

    Not hard for a chippie.

    You may be correct ,but's without a picture of the other side of this set-up as all there is one side in the photo ..

    It’s purely internal , so no need for waterproofing . The builder had problems getting a window maker to do it that way .

    Builder wasn’t an issue . He checked his communications with the maker and they just designed it incorrectly so he’s taking it out and back and given they’ve stuffed up , he expects them to correct it quickly . Issue of payment wasn’t raised so we’ll see how quickly it gets changed .
