    Yeah; life gets in the way!

    Playing once a fortnight makes it tough to hold your standard though; with this frequency of play; generally folks usually only tread water at best, or slowly get worse ...at our level it needs to be more than once per week at least - for improvement.

    I've found that with this less than once per week frequency of regular playing, the short-game dropped off more than the full game.

    So; if you haven't got as much time for play; try to keep on the shortgame practice as much as possible...that's where half your score occurs anyway.

    I can give you a good practice program to maximise the quality of your practice time if you need one.

    ~$175k cash flow from property, though the net positive cash is a tiny trickle, not a flow.

    i feel a bit inadequate given you guys above, but if my loans were all IO, + about 27k after tax from property (not including repairs and vacancies), thanks to 2 granny flats. Changed a few to IO the other day so maybe + 17k or so now

    @samiam , yep firmly negative even after tax returns. It's tough crawling and saving towards that neutral gearing turning point. Been raising rents wherever possible without scaring away good tenants and trying to get ahead salarywise. The pains of an all-Sydney portfolio chasing CG.

    Our property portfolio is around $25K negative, after including depreciation.

    We are retired but our growth way exceeds our negative cashflow.

    Retired and still negative after depreciation you must be living on bread and water!

    Nope.

    Living on our mandatory 4% pension from SMSF. It is invested in shares and some cash to pay our pension. Dividends refresh the cash as we consume it. As share prices increase, so does our asset base.

    Our property portfolio is for mainly for growth (and we maximise this growth using NG). Our SMSF is mainly for tax free income.

    Even though we have been retired for 7 years, our Net Worth continues to go up, thanks to our NG property portfolio and our SMSF.

    At the moment, it is bread and dripping.

    If rents keep going down or interest rates rise, one day it could be bread and water. If it gets really bad, it might be just water :).

    Substantial increases in principal repayments and taxation have caused a swing in the cf to cf- but forecasted increased rents and reduced capX should swing the cf back to cf+ .

    Would it not be better to gear the portfolio on income positive and cf+ as increase net worth does not put the bread on the table?
