    hi @Sackie . Well done. ROE is a true bottom-line measure. Are you using Net profit/equity? such as say on a new buy $5k net profit / 20% deposit of $100k = 5%, and in 2nd year $10k / $100k = 10%, or are you counting some cap growth in the equation?

    That's based off asset valuations I regularly carry out. If we're talking ROE as net profits from sales, i havent diligently done the maths but I do know its also hundreds of % on ROE invested. I've had a good run of easy finance, a dash of well chosen locations and a pinch of luck . Combined with an attitude of " fak the alternative of returning on peanuts" , I managed to do ok over the last 18 years.
