How many units will fit on a block of land R4 zoning?

    Hi guys,

    I'm fairly new to the property development business, so forgive me for the rookie question, but academically/ theoretically speaking, how many units could I fit in on a 1350 sqm block of land?

    It's zoned R4 and the council says that maximum height is about 15m.

    Is there a quick way to figure this out or do i need to engage the services of a town planner?

    It will depend on a few other factors and an understanding of the LEP controls. Building height is one thing but you will also be limited by FSR, set backs (side and rear) and other provisions relating to landscaping etc..

    Best to get a town planner involved
