    Massive! Hope the subdivision goes well.. care to share more info on the site?

    I'm at 3 x IPs (and 1 x PPOR) but will turn one of those IPs (LMR2 corner block) into a few more dwellings in the medium term.

    Hi Steve.

    My property is a 2 hectare lot with a small 3x1 brick and tile house on it rented for $390 per week. The property is located in the outer metro area of Perth in the east. The surrounding town is made up generally urban zoned R5 lots or rural residential 2 hectare lots. The local Shire released their new local scheme and strategy document about 4 years ago that recommended our area (26 different properties all with different owners) be investigated for rezoning to urban (R5).

    I bought my place around this time and got the various owners organised into an informal group and we appointed a consultant to assist us with the rezoning (minor MRS amendment). Lots of specialist reports and 4 years later it looks like we should be rezoned in the September meeting of the WA Planning Commission.

    Once this is done we will start work on the structure plan which sets out where roads, POS and lot layouts will fall across all 26 properties in the rezoned area. We hope to have this done within 6 months. After this is approved, owners can go their separate ways and apply for subdivision when they choose to. Almost all lots will be independent so do not require other owners land to complete their own subdivision.

    My lot will have a road down one side, approximately 180m long and will support 7 2000m2 lots including the current house remaining on one of the lots. My plan is to retain all or at least as many as possible and build a house and 'granny flat' on each lot.

    As soon as our rezoning is confirmed i will start a detailed post on the whole process including costs and timing. Timing has been a nightmare so far as the Department of Planning has no statutory obligation to deal with the MRS amendment so ours sat on a shelf for 18 months until I started pushing it a bit more with our local state member of parliament.

    'Many will need to sell': Citi analysts issue grave property warning for investors

    Based on the image below (which came from the linked article), the number of IPs property investors generally own seems to have jumped from 2011 to 2017.

    I am surprised that the percentages in 2011 of people in each category owning over 3 IPs was so low, barely registering across the demographic segments, perhaps it is true though and multiple IP owning is a more recent phenomenon? For the 2011 figures, it makes some sense to me that only wealthy seniors sometimes had more than 3 IPs in any significant way because I think it wasn't easy for other groups - perhaps either building the equity or the interest rates made it difficult to hold (until they dropped Feb 2009), but the wealthy seniors had time to accumulate.

    However for the 2017 figures I think the 4-5 IP category for 2017 seems oddly low and questionable. Surely people don't just go from 3 IPs to 6? I'm thinking for the 2017 data, the 6-7 counts is actually including the 4-5 counts. Would be great to confirm what the spilt really is.

    Go Ellejay! I had 4 at the time when I started the thread and I still have 4, no more, no less... but in the meantime I also upgraded to the amazing PPOR. I'm happy. :)

    Perfect :) The number of ips is far less important than your overall wealth and happiness.

    I am with you. Number of IPs is NOT important. Nor is their total value important.

    Net Worth and happiness is what the game is all about.

    We have been retired for over 7 years and couldn’t be happier (in that time, our son had a daughter and, in 6 weeks time, our daughter is having a son).

    I calculate Net Worth at the end over ever Quarter (have been doing so for 14 years) and it continues to go up, even in our retirement when we are self funded.

    Looks like we can do this forever :). If only ...

    Just count the units where you receive over $1m of net rental pa ...ignore the rest as being immaterial :)
