how do you get your data?

    Hi,

    Does anyone have any robust way to obtain suburb / demographic data for analysis purposes?

    I've spent the good part of 4 hours tonight trying to piecemeal data from reiwa/sqm/google to build a database so i can identify opportunities.

    SQM appears to have a good amount of data/ functionality, though is quite expensive.

    What kinda stuff are you actually trying to find?

    Thanks guys, yeah i've been using RP data - forgot to mention it above.

    I'm trying to build a model which can identify relationships between say for e.g. property prices Vs. available properties for sale Vs. shift in demographics, or historical rental prices Vs. property prices Vs. interest rates. If i can find some sort of relationships between any of them, i may be able to use that as an indicator when somethings happening in the market or in particular suburbs.

    My idea is really rough at this stage, there's are a lot of unquantifiable drivers which can influence prices. I'm not expecting anything solid to eventuate, though it would be good to hear from anyone else who's looked / heard of this.

    Hi Jezzalinko,

    We have a model that allows the assessment of over 40 variables to assess (back check) historic growth and estimate future likely performance. This has been something that we have only used internally to refine our suburb selection/research but we are looking at opening up access to this fully in the next few weeks. Let me know if you would like me to let you know as soon as we do?

    Looks ok on face value, though i didn't get a chance to trial much of it..

    Says 14 day trial, but after 5 mins of clicking a few things I've been locked out to most of it's functionality.

    Hi @Jezzalinko - as per above responses you can use a combo of paid and free sources, or you can aim for 1 paid source either rpdata or such as Jacob is describing (ps I am interested in the updates to Ripehouse too Jacob :0) or if you are a super coder type then you can access all the original data and build something yourself. There are no perfect solutions in todays market and this probably represents a bit of an opportunity or a hassle depending on your perspective.

    There are over a dozen metrics that we have been acquiring since 2011 which are not available publicly and you need this 5 years of history to make any back-checking etc feasible.
