How do people find development site

    The builder may give you advice about the construction cost. However, builders usually know nothing about the planning controls, design or the approval process unless they are developers themselves.

    An architect will be able to provide you with design/planning advice and may potentially know loopholes that will allow you to obtain an approval for a larger or better development, and there is where you get your profit from.

    In WA most DA approved sites that are being sold are ones which can't make the original owner money. There is generally not uplift for getting a DA on your site then selling it - everyone will assume that you can't get finance and HAVE to sell it or that the project doesn't make any money so you need to sell it.

    There are also very few BAs who handle development finding and feasibility. Most of the BAs are good for single purchases but not for knowing the Design Codes and Town Planning aspects to find profitable development sites.

    I'm not saying that either of those options don't exist, but unlike other states, it is rarer.

    I always tell clients, if they are serious about developments, think of the designer as the lawyers representing you in a court case and TP's act as the evidence in the case to support the arguments.

    Now ask yourselves again if you would just find a cheap lawyer to represent you in a compensation case for maximum benefits?
