    Got one on 'lower' but only for in second year and currently chucking problem, so maybe ask again in a year
    The one in 'good' is only a couple months old so can't tell yet but I wish good things

    More than a 10% increase about 15%. Not expensive yet...but interesting...mostly 40k gains...

    You are the second one who has told me it is not lower socio economic....

    Where abouts did you buy and where in the North did you buy?

    There seems to be consistency in a 10% gain over 2 years in lower socio economic parts of Logan...well at least since 2014.

    Logan Central and Rochedale south - I reckon Logan one might have increased a little bit but I haven't revalue it :confused:

    What about Rochedale South did that increase much or was that more of a new acquisition?

    New acquisition in January so too early to tell. It's an ok 4 bed property near shopping centre and away from main road, so in general it should do ok. Most 4 beds now listed on 500k mark though mine is inferior finish, so might need some time to get there (bought 430ish)

    Not bad...what sort of rent do you get?

    Is it a 4 brm...2 bath...2 garage product?

    Nup, 4 bed 2 bath and 2 car port, market rental should be about $420 though I inherit the tenant and it's currently lower. You're looking into the area?

    I did but I think the boat has sailed there....$420pw...is about 5%.

    Yes it is not place with high yield compared to cheaper part of Logan. Better property rent more but usually priced a bit higher too. From price history time to buy is 1 year ago when property in bigger land closer to Rochedale sell at around 400k... I'm always a bit late :oops:

    Bought in mid 2012, lower SE area, 3B,1B, for a little under $230k.
    Rented for $300 entire time, one week vacancy, one change in tenants, one change in property manager, no tenant issues to date, no increase in rent. Minor maintainence each year <$1,000. Just above CF nuetral after all expenses.
    Guessing it might be worth ~$290k now.

    Which area? I suppose 23% growth over 4 years is not too bad. Thanks for sharing.

    All of them..when did you buy them? If you bought them in 2006...the market in Brisbane was in the upswing back then....were they T/Hs?

    I will wear my best rags.....

    As for clothes....how will I recognise you ...Leopard prints?:p

    And what would you try to achieve with it at a place where median is 294k. if you buy well or make a good deal, aren't you more benefitted with two properties, more land and more yield.

    Isn't Eagleby or Goodna with lower median values and better yields offer better prospects?
    What does a statistically too dependent person sees in here that a common not so statistical person is missing? Enlighten me please and excuse my poor knowledge. :)
