House price increase from trough ... so far

    DFA is Martin North: he said again today people quoting rises aren't telling the full story.

    Anyway, in @wombat777 's absence:

    Brisbane now in positive territory since the election, and \trending higher.

    Also since the election:

    Sydney +4.42pc
    Melbourne +4.24pc

    Thanks for the graph Pete. What is the growth figure for Brisbane if you don't mind sharing? Do you expect this growth for Brisbane to continue or even maybe accelerate?

    Brisbane/Gold Coast was down -0.8pc between the election date and July 22.

    Since July 22 it has more than recovered that decline, but is only just in positive territory post-election.

    Overall, all markets are showing signs of improvement on a trend basis, so Bris should start to rise from here (most recent housing finance figures were also positive for QLD, both for homebuyers and investors).

    Thanks @petewargent. Does "Brisbane/GC" include Moreton Bay/Redlands/Logan or just Bne/GC leaving out the other regions surrounding Bne?

    Another way to keep an eye on what's happening on the area's one invests in as this time of year all the BCC rate bills Water bills all start to come in over the next week..The first bill i opened yesterday,the ucv land value went up 110k over the past year so just going on that simple fact alone what real estate journalist's write and the debate about what happens next is not that important just the facts in black and white ..imho..

    Dreadful,....but in my area (Hills area)...seems like asking prices have already jumped up :(...more houses now going for auction instead of private treaty too:(

    Above is for houses though...apartment prices are still stubbornly high...and NOT transacting...supply esp. the Epping to Macquarie Park corridor is ridiculous. (did anyone see that monstronsity next to Macquarie Shopping Centre? I swear it blocks all sunlight to the centre from a certain angle....)

    2 speed market?

    Anecdotal of course:D

    hills is the craziest anywhere in Sydney right now... imo. Prices are jumping up on a daily basis just look at the properties going for auction in Kellyville and every single one of them being sold in auction or even before.

    Do you think it is a certain immigrant group buying?

    Because as you know, the largest group migrating to Sydney atm (and into the foreseable future) are the Indians followed by the Chinese...and they only buy in areas where their fellow migrants live:D

    I was eating at Castle Towers foodcourt last weekend and as i scan across, everyone has Black hair:p (oops! is that politically incorrect?)

    I don't think thats true. The opens I have been to attracted a great mix. I never felt like its the same ethnicity out bidding everyone else. An auction I attended a month ago had a local family winning it against an asian lady

    To be honest the hills is going crazy BUT where else in Sydney can you get a massive house with land, close to the metro and buses, with great schools and massive shopping centre and is very safe? Yes, this is why it’s going crazy.

    Hornsby is lovely; and (at the risk of being labelled "racist") yes, the Chinese and the Indians have also started to move there ! (something to do with Waitara Public School (Gifted School) and Hornsby Girls (selective School )i hear:)

    As long as people are law abiding citizens, no one should have an issue. Don’t forget multiculturalism includes white people as well, because ultimately Australia belongs to the Aboriginals. Aboriginals were the first people on this land and everyone else after them are migrants.

    Hornsby has developed significantly over the years and is a quiet and safe neighborhood.
