House location

    We have a land in wollert which is approx 150-200m from power lines.

    Ive had mixed reviews about this. Depending where youre standing you can see the power lines, theyre massive!!

    When driving into the estate you can see them.

    Would this effect price in the future?

    Ive uploaded an image the white X is the power line. The purple dot near stage 15 is the land.

    Have you already bought the land?

    Were you not aware of the power lines before you bought the land?

    I don't know the area, but I'd suggest that the whole estate would have the same issues as you, and your block looks to be a lot further back than many, so based on that, your property won't be anymore affected than others in the area.

    We put a holding deposit, contract just came in. Its not titled yet so we have no access to the lot.

    We were concerned because theyre constantly releasing land in that area, if we were to sell one a buyer would have more option to buy a house without the power lines, thus decreasing interest and value in our home

    I'm from Western Sydney. There are suburbs where power lines are everywhere. It doesn't really affect prices that much, because all the houses in the area have the same issue. So, are the power lines everywhere, or only in that one area?

    If it's only in that one area, and it's a concern to you, then pull out of the contract and get something else.

    Plenty of threads on transmission lines, if they are close, then banks/valuers will have some concern.

    Future buyers will have the same issues depending upon the proximity.

    looking at the satellite maps of the area there are also a number of established sites along the route of those power lines (or a very similar situation if not the same lines) so you could do some research of property listings / sold prices along that corridor and see if that tells you anything useful.

    It does affect the price in the area - just look at price differences in Epping and South Morang. But then you are a few streets away, so maybe ok.

    More worried about the "proposed transport corridor" (rails?)

    You didn't answer the second question from @Boss - if you knew the lines were there, we're assuming you paid much less than other blocks further away - especially since you knew there are plenty of other estates being opened up in the area.

    Well, that's the big question isn't it? I'm presuming the other blocks opening up are away from the power lines?

    Hey mate, didnt know they were there. It was recommended by a friend who works in the industry. We drove around the area after putting deposit and saw the lines.

    Theres no access to the land, its approx 180m from the power lines.

    +1!!

    That land to the right of your block is for future rail - there will be a extension of the Epping Rail Corridor and a station site set aside for Wollert. So you could be very very very close to some noisy trains.

    Could that be a plus to make it easier to rent to a family wanting to be within walking distance to train station?

    Maybe. You might just end up near the train lines but not near the station. You'll need to dig through google and find out where the station will be

    Won't be an issue if the line and station is below ground level like Epping and Sth Morang. However the latest stations in the area like Mernda (see photos below) have been elevated with trains running above the roof line of houses, so this could be a future pain (that's assuming the line gets built in the next 100 years though...)
