House land package by Metricon in Edmondson park, worth it?

    I about to buy a house land package by Metricon in Edmondson Park, 400 sqm plus one layer house, 4beds+ single garage, total is 0.83m, is that a good deal?

    How about buying in Box Hill (NW Sydney)? Better area, amenities etc
    Same range can give you much better returns. Have a look at
    27-33 Boundary Street Box Hill (Albert Park)
    17 Boundary Road, Box Hill (The Hills of Carmel)
    70 terry road box hill (Emmasyn Hills)
    121 Old Pitt Town Road, Box Hill (The Gables)

    A few very important questions:
    • Is the land currently registered?
    • When will construction start?
    • How many months will construction take? ( assume minimum 9 months to 12 months for Metricon as they are a very large builder )
    Assuming land is not registered, you will be looking at construction finishing no earlier than 2019.

    What do you think the value will be on completion if the peak winds off? ( there are signs it is happening now )

    Are you comfortable a sufficient bank valuation will be achieved when the house is finished?

    All very important questions to ask.

    All the above said, you will likely get better value for money in Riverstone / Schofields / Marsden Park or Box Hill.
