    I picked Hobart in 2014 - but I'm not a property analyst. :oops:

    I also bought in Brisbane in 2014. Long term though, I still think I made a good decision.

    Hobart tends to have a couple of years of extreme growth. The yields look good, prices are cheap and everyone seems to realise this as other cities become unaffordable. Everyone flocks there after a run in the other larger capitals. There's massive growth and the yields become become quite low compared to the current values. At that point Hobart goes back to sleep for another 10-15 years.

    If you time it right, Hobart is a great place to invest, otherwise it's fairly lousy. Fortunately the trend is fairly easy to spot if you understand the cycle and keep your eye on the capital markets in general. I reckon about 2025 will be about right for the next cycle.

    vals still coming in ok with few 4 risk ratings over volatilty etc

    I agree. I talked to a Hobart buyers agent last week and his words just this. He said Hobart has one good year every 10-15 years and when it happens... you sell.

    I've already seen that pattern twice. There's probably a little growth left as people are looking elsewhere from Melbourne & Sydney, but it's getting quite late in the cycle.

    actually the last boom in Hobart was from 2002 - 2008
