TAS Hobart is absolutely flying

    Telstra coverage should have covered everywhere you went; Vodafone and Optus, probably not. Optus has issues with zero reception even in some areas of Taroona, a suburb just minutes from Hobart.

    I find centerlink is a very reliable employer . They always pay and rarely fire someone

    Wow . They must have been able to recruit some specialists for the hospital system ...:cool::eek:

    Though interesting that SA is second highest and now Victoria which was the highest is now second lowest

    How is that not lovely weather? My point was summer is generally not cold and Ace's experience was merely bad luck.

    Also, are you aware that you can respond to multiple people in the one post? Although I guess it is a quick way to double the number of contributions to this forum.

    OK folks, don't fight.

    How about a judgement, from anyone who has some local knowledge, about how far out from the CBD would still be reasonable.

    Eg, There's a place in Granton on my radar. 16kms and 15-20 minutes from the CBD sounds amazing to a Sydneysider, but I used to live in Newcastle where 20 minutes was about as far as you would want, and Hobart is smaller again so this is definitely on the outer.
    I'm imagining the people who live & work in the CBD thinking of Granton as their 'country cousins' and any capital growth felt in town will take several years to reach the semi-rural outskirts.

    So to those who know, how far away from the CBD is really worth looking at?

    Hobart is actually the second driest state in the country. The last few summers have been really nice too. Don't forget 24 degs is equivalent to 29 in the more humid cities. I'm there a few times a year and Christmas and new year are the best times. I find the local council to be more culturally aware than any other Australian city with something interesting going on every week. The dining out experience is way ahead too. I've just bought in Lenah valley with a view to moving down for good next year. Can't wait!

    I've wondered the exact same thing. It is only a city of a bit over 200,000 people. I figure 10kms is still a safe bet, but I'd assume would align with say 20km from the Brisbane CBD? I'm not sure this logic applies though as Hobart CBD doesn't compete with any major centres in the way that the greater region/surrounds of larger capitals do. So much property discussion is CBD centred, but for many if they can locate somewhere not to painful from work (let's face it the majority don't work in the CBD) it's the amenities in their immediate surrounds that matter for lifestyle.

    And that's the key with Hobart, lifestyle and appeal, value for money in this aspect I think Hobart is impressive. You can get within the CBD and all it offers at a price many pay in outlying areas on the mainland capitals to instead only travel to retail hubs in similar time frames.

    Granton is a fair way north, and properties thin out up that way, with plenty of land supply, however along the river is limited. If Hobart keeps forging ahead long term, river front properties, even a fair way north are surely going to be sort after. I'm not sure of the property you're talking about but I've had my eye on one that's been on the market a little bit now, it needs finishing, but from a mainland perspective seems to hold value. Under 300k, within 20kms of a CBD and un-inhibited water front views :/ !!

    If you are targetting locals, probably too far. As an example, locals who want to do business in the city are known to drive around the city block 5 times to find a parking meter before they would park in a multi-story carpark, or they would give up and drive 15 minutes to Eastlands, Kingston or Northgate instead.

    Good close suburb to buy in. Only small issue I can think of is the sun disappears quickly in the afternoon in a lot of Lenah Valley due to the position in relation to the mountain.

    Summer in Hobart this year is this week. :) Don't believe me? Check the BOM forecast for this week and compare to all previous weeks!

    Not sure that the 'something interesting going on every week' has much to do with Hobart City Council. Locals like this Facebook parady page:

    Frankston vs Sandy Bay, any thoughts? Where would you buy?

    Looking to buy a beach/retirement/second PPOR.

    Not familiar with Frankston, but Sandy Bay (and probably Taroona) are seen to be the top end suburbs on the Hobart side of the river. If you are familiar with Hobart, most suburbs along the river will offer river views. From images I've seen of Frankston it looks fairly flat?

    I'm originally from Tassie (for over 20 years), now in Canberra. Is there any reason why you're comparing Frankston and Sandy Bay? Sandy Bay is very upperclass kinda area, much like Toorak or more maybe a few steps below like a Kew/Kew East with plenty of houses sitting on 600sqm. Also I'm not sure on the development potential of many of the places for sale, especially close to uni, whether you can develop them into apartments/duplexes etc.

    Yeah, you need Telstra here, nobody else has good reception.

    Anyway. I've lived in Sydney and Perth and now Hobart - and I love it! You got unlucky with the weather, but I love how distinct the seasons are, and that it's so much cooler and I can leave my house and have the city or the beach or the bush all within a 15 minute walk away!

    And on weekends I get to do this:

    On the radio down here they have spend the last week talking about our little city having the highest growth in house prices this quarter! Higher than Syd and Melb!! Lots of media attention!

    Is Hobart's recent growth led by Population Growth? or has it just fallen on a lot of interstate investors radar's?

    Definitely is strangely all the rage now in terms of a Local Holiday Destination. Know a lot of people who's radars its been on.
