    It all happens at the margins not the absolutes. Hobart has a 0.3% vacancy rate for a reason.

    Can anyone recommend a good property manager in Hobart, particularly in Moonah, New Town areas? What is the normal property management fee in Hobart? I got two quotes: 7.9% and 9.5% pkus gst which I think are too high compared to what I am paying in Melbourne. Many thanks.

    yep call robbie yeoland of knight frank. she's great and came highly recommended the rates are a little higher than melbourne and sydney but 9.5% is way too high.

    Same here. Rob got us a not fully renovated house, comepleted renovation, rented it out and mangaging it now... all while I was in holiday in Europe :)

    Got the right tenant. Haven't heard anything from them since. That's all I need from a PM.

    It is a country side area close to the airport and the Cambridge employment hub.

    It's lovely but the air port noise is something else. Certainly on the hills where my mum was looking years ago. There's more flights now and earlier in the morning.

    Good spot to have horses if you get a big block though and the people are known to be lovely.

    I'm looking at a 5 acre block with a house. My plan is to rent it out for 6-7 years, then build a new house and retire there. But my retirement will be interesting, as I will have 2 teenage kids!

    This the plan. Is it a good plan? Not sure, but this is why I'm doing research.

    We bought a house in Glenorchy a few months ago but finding it tough to land a good tenant rental application after being on the market for 3 weeks - they're all junk. From what the PM is saying we're getting 3 or 4 groups to every inspection and I spent a bit of money tidying up the house after settlement on new paint, carpet etc thinking it would appeal to families as it's a fairly big house but we're just getting crap application after crap application. It's the cheapest proper 4 bedroom place in the area and there's only 1 cheaper "fake" 4 bedder (3 bedrooms plus study) so I don't think the issue is price, especially as you can use my house as a 5 bedder if you don't want 2 living rooms as there is a sitting room downstairs with its own door.

    Anyone else having trouble letting at the moment?

    Sorry to hear than but it is quite common to have tenant issues in Glenorchy unfortunately. But there are pockets worse than the others. You can try to speak to different PMs. It may help.

    We don't have anything in Glenorchy , but do in New town and Claremont . never had an issue and considering the Vacancy rate in Glenorchy is 0.2 % , it says something about the agent or the property .
