    Hello all,

    Anthony is my name, I’m Brisbane based and full disclosure, I’m an agent

    I was brought here by a property developer Facebook page I’m on and someone had mentioned property chat as a great source of knowledge. From a quick scan there is heaps of quality info and hopefully I can not only absorb some of that information, but contribute and help others also.

    While I am an agent, I’m really keen to learn as much as possible in relation to the development of sites both large and small and when ready looking into acquiring my own sites.

    How's the Brissy inner-middle ring housing markets doing these days?

    Are you seeing any increased activity? Or more demand for certain types of stock?

    Hi Sackie,

    I am seeing an increase of people at open homes and lower days on market vs the first 5 months of the year. It is still a very cautious market though, people are not throwing crazy offers and lack urgency unlike 24 months ago.

    I work in a strong family orientated area, and new builds or well renovated homes are proving to be in higher demand than property needing work. Funnily enough, I believe in some areas there is opportunity to build new and have instant equity.

    Welcome to the community! I've also got some blocks coming to market soon so its great to have some on-the-ground feedback as to what's happening in the market.     Do you have a post for the site your working with at the moment? If not, what area and what are you up to?

    Funnily enough, I’m always up for offering my opinion on property. It does get slightly more generic though when it’s out site of my “core area” we definitely have a market inside a market in Brisbane.

    And while I’m excited about the prospect of providing valuable feedback and insight where possible, I’m just as excited to listen, learn, and celebrate others victory’s.

    Hi Leeroy, do you have any exposure to outer-ring suburbs? If so has there been any discernable increase in activity over the last few months?

    Hi George, I think ToeKnee could provide better insights into market movements. I'm not an agent and my focus is largely on middle/inner ring suburbs. I do know many Buyers Agents have been active in some of the Outer Northern Suburbs and Moreton Bay region. The Sunshine Coast Uni is a popular marketing tool to encourage investors, particularly with affordable/cash flow positive price points available in close proximity. In my view some reputable agents are providing better long term opportunities for clients outside those areas many BAs are pushing.

    Others might have different opinions or seeing other things, but here is my very generalised over view

    More active buyers - Yes
    Urgency with buyers - No
    Multiple offers - yes
    People paying overs - no

    I know a few people who have been burnt by the WA market. Do you see a turn around coming anytime soon?

    I reckon we're basing out - the rental market is picking up which is great, and employment in mining is strong so hopefully we can at least see some stability in prices.
