Hi We’ve been looking for a ppor and love this part of Penshurst we tried getting a house here but it went for 400k over guide and I don’t think we can get a 3bd which we need this ones come up, it’s a bit different, guide is 1.3-1.4 but it’s heritage listed. Not sure about value, but it 100% doesn't affect lending. I know this cause I asked my broker about this recently.
It bolsters the price of the suburb - check out other heritage areas eg Haberfield, Burwood Heights, The Rocks etc.
Outside would have looked better if they left the original brick instead of rendering it. But the inside is to die for.
I like it - close to the railway & shops, nice street appeal. The better side of Penshurst. I think the price guide is too low. EDIT - maybe check the garage door/height - it looks very low. Garage door appears to be a window roller shutter?
The roughcast is original, I assume that you are referring to the rest of the render? I would remove the canvas awning & replace it with a timber/tile sun hood.
Yeah I don’t believe the guide either, it was very busy during the first open. But it did sell for under 1.2 in 2019 Two recent sales, 540+ sqm blocks with nice houses went for 1.67 and 1.82, surely this would be under 1.5? the garage is storage only, and the driveway isn’t usable. There’s a pole very close I’m assuming council won’t approve it
I love driving down Haberfield. There are a few streets just lined with huge mature trees, don't remember the names. They are sooo nice.
1. Guess you can always add a chock on the street to access the “driveway”, not sure if someone is going to park you in though. 2. There’s a great big water tower behind, it would turn some people off, but as a whole, it’s quiet, just a “negative” visual feature. If it could be nicely painted, it could even add value....
yep exactly what I was thinking of doing. It’s a no through road so shouldn’t be parked in the water towers are heritage listed too, I don’t mind them
You know what I love the most, how they plant trees in the actual street. I don't know why more councils don't do this, it's an incredible look.
