Help!Large easement in backyard, deposit paid, please help

    Hi all,

    I probably made a dumb decision. Just paid 0.25% deposit on my 1st investment property. But now realized the storm water easement is bigger than I thought.

    Land is 550m2, this water pipe starts 5m (4m + 1.18)from left and right side from back fence. I was actually looking to add a granny flat. Red box is an existing workshop which could be turned into a bedroom. 1km
    to station and 1km to a good local school.

    Should I withdraw ?Better to loot that 0.25% than later on having trouble selling it? I paid pretty much on high end of current market as well. Worth keeping this property?

    Will the council allow a grany flat (parking and otber requirements?)????
    Location still sounds like a good investment.

    3 houses down the road has a granny just built so approval in the area is not an issue. But no room in our yard to build a proper Granny. I Another option is to convert the workshop into 4th be to get more rent. But when we need to sell, would the easement be a huge issue?

    It's normal to commit financially then PANIC afterwards ;)
    The fundamentals still sound good, quite rentable and good location.
    Relax, what you initially thought of this still holds valur, and in the long term you will benefit from your choice :cool:

    Yeah the worry starts kicking in... This one is in Quakes hill and with $100k less we can get 650sq in st Claire where we could build a granny. Rent in quakers hill Maybe $20 more per week. So not sure if we should just ditch the 0.25% deposit and look at St clair instead. Long run what do you think?

    I think you should consult with a town planner and/or surveyor before making any decisions and find out the exact ramifications of the easement and then decide.

    take heed of sound advice


    The drainage easement and sewer pipeline limit your space in the rear yard and the angles will limit your G/Flat position.

    how much space do you have between the house and drainage easement & sewer ?

    Note: the sewer will have a "zone of influence" depending on the depth which will also limit the proximity of any construction.

    To be honest easement don't look too bad. You still need at least 1m offset from each boundary. So in your situation you may have to build 2m away from boundary as easement is approx 1m away from the boundary. Lot is not regular shape so you waste some land regardless of easement. You can encase the easement and still build over it. It is not an end of the world.

    Location of workshop is also not great for granny flat because it is too close to main dwelling. It will make both tenants unhappy due noise and privacy issue.

    Some councils are funny about conversion of garage/workshop to granny. Because you converting class 10 building (no habitable) to class 1 building. Slab is not thick enough, fire separation wall may be not there and more issues to deal with.

    Easement doesn't seems that bad, but the workshop will probably need to be demolished to build the granny flat. Maybe call up a couple of granny flat specialist to get their advice.

    Before you panic, call a couple of GF places and get their opinion. Some of them can simply look at the aerials of a property to let you know if/how it will fit.

    I called
    On the left is 3.3m on the right is 6.25m. This is distance from rare boundary of house to the start of the pipe
