    Hi everyone,

    I am a house and land specialist here in Perth. I work with first home buyers to help them build their first new home. I understand this process can sometimes be daunting and confusing at times, so I try to offer some clarity and support to my clients to enable them to make the right house and land package decision that fits their needs.

    What are you exactly? A builder? Buyers agent? Sellers agent? Marketer for developers or builders?
    How do you get paid and who pays you?

    Hi Trainee,

    I work for a builder here in Perth, Affordable Living Homes. I put together house and land packages all across the metro area (From Yanchep to Dawesville and in everywhere between). I pride myself on taking the time to understand what my clients need/want first and foremost.

    Like most house and land specialists, I get paid on commission from the builder. However, my commission is not determined by the amount you spend, which means I am not incentivised to sell you the most expensive option, but rather the best fit for you personally and financially.

    How much is the Commission you get from the builder?
    Do you get any commission for the land?
    Are you a licensed real estate agent?

    Hi Lindsay,

    I'm not a licensed real estate agent, however I personally have bought 7 homes myself over the last 16 years. Land agents do not pay me commissions, however rebates are avalaible to my clients sometimes. My commission is a flat rate as mentioned.

    You mentioned a flat rate, but no mention of how much $$
    Big comms for unlicensed 'introducers' as far as I'm aware, clients are the ones that ultimately foot that bill. So is your commission disclosed to the clients anywhere on the documentation they sign?

    Nope I've never been burnt myself cause I know what it is when I see it, I'm just asking basic questions so anyone who see's your post can make an informed decision based on facts.
    If you're genuine you would answer my questions so others could see your transparency.

    Sorry you didn't get the response you were expecting, probably not the best forum for it.

    He works for a builder as a sales agent - this is pretty normal procedure. Most sales agents I know get around 2% of the contract but @Matiu Rudolph says he's on a fixed fee.

    Anyway @Matiu Rudolph your posts might be taken down as you're not allowed to spruik even if you have a business membership so if they do stay then they are likely to be edited.

    If you want to stick around, join in the discussions about building, Perth market, constructions methods, finance etc

    In my experience an exact amount is probably not disclosed. He works for the builder and is paid by the builder and doesn't really fall under the spruiker banner. Like a REA is paid for by the Seller, he is paid for by the Builder and doesn't work 2 sides of the transaction so would take no money from clients for his services.

    Nothing inherently wrong with taking a commission to sell something. However, similar to sales agents and buyers, there are potential conflicts of interest.

    Car dealers aren't going to assess your transport needs and end up suggesting you don't need a car.

    For those thinking about it, read the threads on house and land.

    I would say it depends on the scale of the commission and the effect on the buyer, if it's out of the normal scope (like SOME of these 'agent's' that sell house and land for builders BUT not all) $30K commission for a H&L package that ultimately means the clients overpay for the product then I wouldn't be OK with it, would anyone?

    Builder sales reps here probably earn around $5000-7500 per house.

    So a bit like a Mortgage broker (without the trailing commission) he gets paid by the product he recommends ?

    Not really as he doesn't have a panel of builders. He is more like a car salesman - you go to Hyundai and the sales rep will say Hyundai is best and for your budget, lifestyle and number of kids you should drive a Sante Fe.

    I think the flat rate commission generally gets around most of the concerns here.

    As mentioned by @Matiu Rudolph - he isn't incentivised to sell you the most expensive option - just to sell you something :D

    I don't really have a problem with this model - provided he isn't taking any money from purchasers and isn't offering "property investment advice" like most of the spruikers do.

    What do you do in the finance space @Matiu Rudolph ?? Do you have in-house mortgage brokers as well?
