SA Help to purchase my second IP

    Hi Everyone,

    I have been a lurker here for a long time, now the time has come to post

    I am looking to buy my second IP with a good rental yield and a good potential growth in the future my budget is around below $430k with 3 bedrooms house

    I am looking around Tea Tree Gully LGA, Marion LGA or Enfield LGA

    I am not familiar with Tea Trea Gully suburbs
    does Modbury, Hope Valley, Valley View and Para Vista have a potential to grow even further? can someone please enlighten me with the future of these suburbs? also does O'bahn project will attract buyers/ tenants to live in those area i have mentioned.

    I'd also like to consider the Marion LGA but its fairly pricey now to find around my budget

    what would be the best option for my budget around Enfield LGA?
    Kilburn seems to be growing a lot quicker, any other alternative suburbs that can fit it my budget and good rental yield. thanks

    Hi Jerem,

    check out the sleeper suburbs - some of them have 'park' after their name. Dudley Park, Devon Park (bit pricy now) Renown Park (bit pricy)....

    Enfield is great. Would you consider southern areas?

    Thanks for the response, those suburbs are outside of my price range for a 3 bedrooms

    Yes I am open to consider southern areas, any recommendation?
