    Fortuntely business as per usual. I think my property manager selected my tenants well.

    Took a hit on one property where we dropped 10% and also waived 8 days in arrears to a good tenant doing it tough.
    In the middle of refinancing in Lonnie, where we did a development on the back of a large block.
    The valuer came in around 25% below the true value, which we are protesting with comparables.

    Valuations seem to always be on the conservative side, however, in current environment even harder for valuations to come in??

    I assume you have looked at last 3 month comps, same product, similar location

    Have had vacancies , but with mortgage rates decreasing , selling recently and paying down debt we’re quite comfortable .

    still going ahead with a development which will increase cash flow . If works well , might repeat .

    personally, its not whether I give a rent discount of 10% or 50%,

    It's if a tenant decides due to covid, they are the victim and deserve not to pay their rent, whether they pay anything at all and stay is significantly more important

    Yep, sure have.
    Fingers crossed we get a good result today.

    Otherwise we look at another lender - give them the comparables at the start and make sure its a different valuer (if that is possible).

    We had the tenant just leave our Granny flat less than a week ago . Re rented at slightly higher rent .

    High vacancies locally , but not much in the lower price range so some competition there .

    Business as usual for rentals with one actually getting a rent rise.

    My employment has suffered with far less hours though.

    Good for you, but your exemptions are irrelevant to my situation or any of my colleagues based all over QLD.
    I'm sure you think the Priemer is doing a great job based on your enthusiasm to rebuke my experience.

    I personally think running a tuck shop would be a more appropriate for her.

    Cashflow has never been better. No tenants have asked for a rent reduction, free childcare, low interest rates and cheap fuel.
