    Just wanting to get a guide on the costs of a planning permit for say 3 units/townhouses a block of land? What are the rough costs that you can expect to incur and from what trades, draftsperson, contractors etc.

    Well depending on whether it goes to vcat/runs smooth you can expect to pay circa 25-35k
    Then you have all the contributions/red tape, build costs etc

    Each council and state varies

    Guy at work here is in a council adjoining mine (NSW). He had a pergola installed... Fee was almost $4K. Mine was under $300.

    Local town planner?

    As others have stated, it depends on location and council.
    At a minimum you'll need a draftsman, surveyor and town planner.
    Then depending on council requirements you may need engineers, arborists, traffic engineers etc....
    The cheapest I've done one in VIC was circa 12k. Most expensive was 40k (went to VCAT).

    Circa 15-18k is what I'd be spending on a 3 townhouse plan.
