    How are you not seeing the difference between 50 year old stock and new house and land?

    Comparing Colebee to for instance Marsden Park (which will have a train station too) or Riverstone and even Schofields!

    I built a house and land in colebee, cost $700k in 2016. Today worth around $750k. Very small block, I regret doing that. The packages have dropped up to 50k

    Look at Quakers hill. Your budget is the median price for the suburb. Very high demand due to the price range and the suburb is attracting lot of upsizers due to the value on offer when compared to its neighbouring suburbs like The Ponds, Schofields etc. Be prepared for large crowds at open homes

    +1 for Quakers hill. I believe there is a good and bad side of it though

    The so called bad side on the border of Marayong is being filled with new home owners so demographics are rapidly changing :D

    Can I ask why you regret it? that sounds like a small rise in value compared to other suburbs but I've heard in land and house you are paying more for the building, which will reduce in price over time rather than the land. And yes most house and land packages in our budget is around 300m2 which i think is small. Having said that I am becoming more tempted (maybe for Colebee and Marsden Park) so I'd be interested to hear from you.

    I take it the good side is closer to Schofields and the Ponds?

    The good side is north of M7, especially on the border with The Ponds

    South of M7 still got some housing commission but slowly improving.

    Growth has varied. It’s been valued in the 8s but now currently around 750. Our friend sold next door for 760 which gave us an indication of what ours is worth. I think I regret it due to lack of potential growth. At the time I didn’t understand that land appreciates and houses depreciate. I assumed coz it’s new it will be worth 1 mill in a few years. In terms of PPOR, great place to live, investment not so much.

    I just contacted a buyers agent and he told me my budget is low for the area :(

    Looks like the Druitt may come to the rescue!

    You'll have plenty of spare change jiggling in your pockets with a buy in lovely Mt Druitt. That's money for a new car, new furniture, a holiday etc etc.

    Hi,

    I live in Rooty Hill. It's a decent suburb. Some pro/cons from my personal experience:

    Pro:
    - More affordable than lots of other suburbs in Sydney
    - Good train services to the city. The train station is getting a major upgrade (almost done by the look of it)
    - Great local amenities (local shops, schools, sport & entertainment places, new shopping centre Eastern Creek Quarter is being developed)
    - Multicultural suburb
    - We have friendly neighbours

    Cons:
    - Mostly stigma

    We considered Quakers Hill too. Decided on Rooty Hill as it's more affordable for us. We're happy with our decision.

    Are there any good primary, secondary schools there?
    How safe is it? (From someone who lives there)

    I think the 2 primary schools are ok (Rooty Hill & Eastern Creek), some of my friends' children go to these 2 schools. Some go to private schools near the area.
    Sorry, I'm not too sure about high schools.

    Safety wise, in general I'd think Western Sydney is looked on as not as safe as Eastern/North suburbs. We haven't had any bad experience since we lived here 5+ years. But in saying that, you just have to be street wise and use common sense. Like, I wouldn't walk home alone from the train station at midnight. I think it'd be useful to familiarise yourself with whichever suburb you decide on. Come at different times of day and night time to drive around the area to see what it looks like.
