    Generally about 130k for a traditional (not portable type) GF build, 70m2 all finished 2 bedroom one bath no garage. Portables run about $1250 per m2 plus delivery and instillation and service connections plus hot water/ air con etc etc etc. Plus any extras like a deck. My quote is approx 60k for 40m2 all finished no deck.

    I have a self-contained 70sqm 3-bedroom granny flat in Loganlea.
    It cost me 115k to construct.
    It is getting me $290/week rent.

    Did you run into any problems getting 3 bedrooms approved? Or did you build a 2 bedded plus 'study'? My understanding was that Logan Council only allows max 2 Bedder GF. I'd really like to get to the bottom of it because I plan to build a 100sqm GF in Daisy Hill.

    Basically I have 3 room-that-we-can-put-a-bed-in.... :)

    Bedroom = room-that-we-can-put-a-bed-in plus built-in wardrobe

    Study = room-that-we-can-put-a-bed-in without built-in wardrobe

    2 of them have built-in wardrobe.

    I told the tenant to only study in the study room.
    The bed in the study room is only for rest after a long study.
    That is, they must hold a book in their hand whenever they lie on the bed in the study room. ;)

    If the block is over 1000m2 you can go to 100m2.

    GF's that were planned and approved not that long ago where done with a loophole which allowed bigger size etc. Now its 70m2 for under 1000 block size or 100m2 for over 1000 block size.

    IF you are renting separately then there can be no more that one living room and no more than one kitchen and maximum 2 bedrooms PLUS decks, garages etc (for 70m2). So you can have the 2 bed 70m2 plus a double garage under the same roof line, do what you will with the extra 30m2 garages ;) you could even go triple garage if you can fit it.

    OR if you are renting it to the 'same household group' ;) you can configure the 70m2 or 100m2 anyway you like plus your 'garages' and decks etc :D

    There is 12 months overlap where you can submit under old or new planning. The new planning was adopted May 2015 so up till May 2016 you can still submit under old planning.

    I did ask my builder that, he said too late, not to say it cant be done. Still not convinced GF's are a great idea in the less desirable parts of Logan... Woodridge is a wash with available rentals as investors have gone mad there buying IP's according to my PM.

    The information I got was from a Builder and as well as Logan Council planner. I think most council would allow a overlap of at least 12 months between new and old planning

    Hmmmm now I know there is a 53 footer available I might consider it, 40 foot just didn't cut it for me... :p Actually I have thought about a container, not sure how good they would be for living in really...

    Was there a size and/or bedroom restriction in the old planning code?

    So to confirm I can have a 100sqm (>1000sqm block) 2 bedder with one kitchen and one living area, and then in addition to the 100sqm internals I can have a garage and decking under the same roofline?
