    Hi guys, possibly looking to build my second granny flat after having done one 4 years ago.
    Does anyone know the S94 Fees for a granny flat in Campbelltown council?

    Figures look like itll be about 100-110K (everything done incl landscaping, concrete etc). Need to knock down an asbestos garage though
    Return of $350/week with depreciation benefits and rent increase.

    Valuation should add +100K ish to the place.

    What companies do you recommend speaking to for fixed priced quotations?

    I just built in Camden LGA and valuation only added $70k on one valuation and $80k on another.

    Significantly less than my $120k spend.

    Valuation was done last week.

    Before I built mine, my broker told me the GF wouldn't add much value. looks like he's right.

    Unfortunately there is a lack of similar housing stock available to do a fair valuation.
    I have a 3 bedroom house and a seperate 1 bedroom GF so the valuer compared it to 4 bedroom 2 bathroom homes in the area.
    I know at sale I will get about $80-$100k more but that doesn't help for a bank valuation.
    Brand new house/land and GF builds in the area are going for $200-$250k more than my valuation.
