VIC Good value apartments in Melbourne?

Im new to this and been reading about oversupply of new apartments in and around Melbourne CBD which is supposed to drive prices down, they seem to be popping up like mushrooms but where to get good price with good ROI? Do real estate agents struggle to sell them or do they sell like a hot cake?

I am interested in 2drm apartment in Melbourne central area and Western suburbs as it is more affordable, does not have to be brand new building as long as roi is decent and it is easy to rent out.


Do agents accept lower offers than whats advertised and if so how much lower

 

Is this an off the plan property that's due for completion down the track?

If so - tread carefully. I've had a bad run with Melbourne off the plan valuations coming in short :-(
