Goals for 2019

    Well its that time of year again folks.

    Every year, we put up our goals for the year, and at the end of the year we will come back and revisit how we all went against our targets. (as soon as I find the 2018 thread Ill update that too).
    Ive been setting annual, 5 year and 10year goals now for as long as I can remember. I find it a good way for me to focus on what I believe is important to me.
    Looking back at many of my longer term goals, I find that in hind site, they are either easily achieved (well within the time frame I originally set) or life has taken me in a different direction all together - and they are no longer relevant.

    So - lets share out goals for the coming 2019 year.

    Mine
    Financial
    1) Having fully sold Blackminster - its time to reap the reward and filter the profits back to shareholders.
    2) Place all cash savings to offset accounts in preparation for our PPOR purchase/build
    3) Commence search for PPOR
    4) Buy a car
    5) Relocate family to Perth
    6) Double share holdings (net value)
    7) Purchase additional $5k shareholding for our son

    In Life
    1) Surf and Dive at least monthly
    2) Improve my tennis game, and compete in 1x tournament
    3) Keep fitness programme with 3x weekly exercise regime
    4) Travel - Japan and Perth
    5) Read 24 books

    Financial:
    1. Finish off 2 unit renos
    2. Finish off a 2 JVs and start 2 devs and finish off 1 of them within 2019
    3. Looking to purchase in Sydney 1-2 add value deals
    4. Possibly downsizing some commercial RE in Asia

    Life:
    1. Travel more in general
    2. Swim more at beaches (not as sensitive to heat as I used to be)
    3. Enjoy more outdoor BBQs
    4. Spend more time with very close friends

    I think someone else has set the goals for me for 2019 :D (my PhD supervisor)

    Publish 10 papers (no idea how he thinks we're going to get that done!!).
    Finish PhD 6 months early (end of 2019)

    I couldn't find the goals for 2018 thread for some reason.

    For 2019 I'll complete a second dwelling build then subdivision.
    PPOR build
    Increase business net cash flow...
    Let's see what opportunities open up

    I'm just starting a 2 month holiday visiting Tassie, Sydney/South Coast NSW, NZ, Atlanta, Detroit and Toronto Visiting properties I haven't seen for years/never seen. I could sell one or two of these to make a nice increase to my monthly cash flow. Also, catching up with great friends.

    Health and fitness goals- reduce alcohol, and continue daily aerobic exercise routine, strengthen core, start to use weights.

    I would like to buy another property. Up here in Darwin it's still an overall disaster but there are lots of very cheap houses with granny flats.

    If I can nab one of these our cashflow position will be the same but we'll own 3(ish) properties instead of one. It will also give me a dedicated room for the side hustle.

    Goal number two is for the side hustle to hit 20k in income.

    Great thread all and thanks for the laughs and sharing here!
    Mine are:

    Financial -
    • Pay off all personal debt i.e. credit cards, personal loans etc
    • Earn min $130K from employment, property deals etc
    • Buy future PPOR in Canberra
    Business -
    • Complete minimum 1 JV property deal
    • Do Global Association Risk Professionals (GARP) online certification
    • Learn more about commercial property development, larger developments
    • Consider looking at buying a business to generate cashflow to free up capacity to focus less on employment, more on property investing
    Personal / fitness -
    • Do 100KM Oxfam trailwalk in August, if anyone in Sydney is a serious hiker and interested, let me know!
    • Read 52 books
    • Do 52 x 7 km runs
    • Continue giving back where possible to the property community through being actively involved

    Always look forward writing goals every year.

    Financial:
    - Continue working part-time PAYG job
    - Focus on growing business
    - Complete KDR IP into PPOR
    - Save cash and build up emergency buffer in offset
    - Understand how to structure debt recycling ready to purchase further investments (LICs and ETFs) in 2019
    - Organise paperwork for more efficient tax time

    Personal:
    - Organise more family events
    - Read at least 1 book
    - Learn Feng Shui basics
    - Continue adding more Chopin piano pieces to repertoire
    - Minimise soft drink intake
    - Be vegetarian at least once a week
    - Deeper focus on stance and breathing at training, improve upper body strength
    - Write goals in more detail including time frame, print and put on fridge

    Financial Goals

    1. Pay off remaining P/I loan on 3rd IP by 30th June.
    2. Sell off my share of business partnership ( to my current partners' son) in August for obvious tax reasons.
    3. Purchase a new 4WD and set it up for remote coastal and outback travel.
    4. Review and consolidate: Rental Income, LIC holdings, Cash Reserves.
    5. Interact with Super fund to commence pension phase drawdown from early 2020.

    Personal Goals

    1. Eat well
    2. Surf more, Dive more, Fish more.
    3. Fully retire in August and own my own time.
    4. Travel
    5. Continue learning

    May i ask 2 unit renos in which city? been putting numbers on a few in brisbane sub $500k but finding it hard to turn a decent profit. Would hold for a little more if needed but 15% after costs i would take.

    1. do my first flip/renovation (non PPOR)
    2. save as much as possible into offset accounts for IPs and invest once the deal comes

    Personal:

    1. Start another business
    2. control finances better lol
