The vendor must have paid a big chunk of Capital Gain tax I guess ?

Its a very long term plan... and I'm thinking looong term... I have a property in the area and to me that might possibly be the last one I'd ever sell in a emergency cause the long term propects of the area can't be beaten. Yes, in my mind even better than West Ryde, Epping and Parramatta...

Having previously lived in Newtown and been spending a lot of time in Glebe lately, I have to say I'd rather a house in Glebe than Newtown. The foreshore area is has a great, local feel, lots of kids riding bikes, walkers, joggers, cyclists etc.

i would prefer glebe than newtown as well as the traffic to newtown is as bad as parramatta road. glebe is quite quiet and close proximity to the city thought doesnt have as much shops or life. one thing im "worried" about in glebe is the future developments... seems like it missed out... like pyrmont...

I'd say King St is even worse than Parramatta Rd. I live in Glebe and it's usually faster to walk home from Newtown than catching a bus.

As for Glebe, there aren't thousands of new developments being constructed there (yet), but if someone was looking for a place to live that's close to the city, but still nice and quiet, then it's a great choice (though extremely expensive). I disagree with your comment about lack of shops though - there's a lot of them along Glebe Point Rd, along with a number of bars and pubs that are relatively decent.

I would prefer Glebe over the other area if it was for a PPOR but thats because I really love the night life in the area!

Wait until West Connex 2019 has been fully built, it should ease the traffic jam in that road you mentioned.

Possibly, though if previous transport projects are anything to go by it'll merely prevent existing traffic from getting even worse. Still, Newtown's a suburb where cars are optional, as are most inner city suburbs with decent public transport options.

Yep, that terrace is located in Alexandria's "Golden Triangle"

Henderson Rd is a semi busy street.
