    Questions that dont deserve or need a new thread to clog up the forum if quality threads/post

    Ive seen these work really well in other forums.

    Anyway my question to start with is

    Do Landlords make their tenants pay the water service charge (ie: $120 per 2 months) or simply the the water use charge (like $20 a month)

    In my lease i have a disclosure that tenant pays 100% of the utilities. Does this include the service charge or juat the usage?

    As a LL ive always paid the service charge but not the use

    If it's commercial then yes. Residential only usage applies if water efficiencymeasures are installed.

    Does your lease comply with the tenancy act?

    Do LL's pay PM's a fee then pay the bills themselves?

    Some of each. Some like paying themselves so they get credit card reward points or just have more control.

    Others like having a completely hands off investing experience.

    I let ppl choose.

    @D.T. Do LL's ask for cheaper fees if they are taking some of it on themselves?

    Haven't been asked that. Don't charge anything to handle them so don't see what there is to subtract if we don't.

    If you didn't have to look after any bills for properties that would lighten the load

    Ive used the WAs governments lease forms so id hope so. Tenant pays 100% of utility use is what ive done.

    He's referring to NSW rules. If you click on the link i posted above, it has something about each state's differences on water.

    Ha ha ha. I did laugh. It's funny how much we come to rely on the pics. I've had a busy weekend on call, so I was a little bewildered at some of the posts until I realised.
