NSW General idea before buying a land with no services

    Hi everyone,

    I have been looking at properties the last couple of months and came across a land with an attractive price.
    The catch is there are no services to this land.
    Where can I start or ask to get an idea of cost and pros/cons before making a decision?
    Any help, valuable suggestions are really appreciated.

    There's no connection to electricity? Without this, it might be tricky to get finance. Water would also be handy.

    The local council and then the service providers for an idea on what you will be up for to get connected, if its even possible?

    It seems in the middle of existing "plots". So I'm wondering what the catch is.

    They have asked me to have a look this Saturday.

    Catch needs to be investigated by your conveyancer. Most conveyancers will check the contract without payment initially. They charge if you proceed. They will be able to tell you what restrictions are on the block, whether you can build etc. if there aren't any services allowed, or if it's just they haven't been connected yet. If they give you the all clear approach council and power and water companies or make your offer subject to service connection approval.

    Have you asked the agent? They would usually have a story pretty close to the truth.

    Agree. Dig as much as you can out of the agent. The contract would tell you something already and further searches would assist.

    tobe, thanks for your reply. Good points there to consider for a newbie like me.

    The agent was not particularly helpful and I decided I shall go for the viewing on Saturday.

    I will get a first hand experience once I go to the site and speak to the agents.

    Anything I need to particular ask?
    First step) I need to get a copy of contract and see my conveyancer?

    I'd probably speak to the Council Town Planner as well.

    I know it would be only vague and would depend on distance from services.
    What worst case cost should I consider to get all the services on top of this land cost? And confirming services mean sewage, water, electricity and telephone line?

    Is this off the plan kind of thing? or just vacant private blocks.?

    Just pretend you are really interested, get the agent 'on the hook' but then make it clear you need confirmation on the status of service connection before you can make an offer. The agent might then help you. If they dont, then it's probably not economical or impossible to connect.

    Honestly, not sure but Im guessing this is block of land but the ad shows it sitting among other blocks like an off the plan brochure. Hope it makes sense.

    well I bought in a housing estate off the plan and title handover next year, I have been told by the developer/sales team that all services will be connected else council will not issue titles of the subdivided lots.. experts @tobe please correct me if i am wrong..!!

    if its in a housing estate then lands should be ready to build when titles comes in?

    That sounds right. New estates usually connect services in bulk. Each unit still has to pay for connection, usually thru their build contract. I haven't clicked the link to check out the ad.
