    would you guys say geelong is in the same spot in the property cycle as melbournes west still playing catch up? Ill be in sunny Anglesea this weekend will call through Geelong and have a look at some of these suburbs

    Yep, currently in a rising market and still going. See this:
    Frenzied Melbourne interest in Belmont has helped blow a first-home buyer property out by $100K - realestate.com.au

    Lots of Melbournites (both investors and first time buyers) are finding Geelong as an attractive regional city to purchase, not to the mention other interstate investors. Stocks go very fast, especially in a low supply, high demand areas.
