Hi everyone, My name is William, I just joined the property industry about 3 months ago but have been investing in the Brisbane market for over 3 years now. About myself, I've lived in Brisbane for over 20 years now (pretty much grew up here) and property has been my choice of investment ever since I worked at Commbank. I specialize in mainly new developments professionally but currently hold several 2nd hand IP's at the moment. Don't be a stranger, always happy to have a chat about the market and but even happier to learn from everyone here :)

Hey William, welcome! Did you post previously on Somersoft? Name doesn't ring a bell.

Are you ok to share details of your portfolio (purchase price/build cost, rent, suburb, dwelling type)? Keen to see what it looks like :)

Hi Steve, thank you for the welcome, no I've never posted on Somersoft before, I was surfing the net and came across this forum.

    As a general overview:

    Brisbane CBD - Unit - 2b, 2b, 2c - $510k
    Brisbane CBD - Unit - Studio - $118k
    South Brisbane - Unit - 1b, 1b, 1c - $252k
    Robertson - House - $610k

All with a mortgage :( and I can't refinance because I'm still on probation at my new job :(

    @WTSUI, wow..that's an affordable studio.

On the bright side, if the market grows while you're on probation, you may have more equity to dip into. :)

    G'day William I'm datto.

Err, how shall I put this, you know your Logan area? Well, I've invested in Sydney's equivalent.

I've seen some spectacular growth in the last two years and just hope it doesn't end soon. If it does end I'll probably be looking at your neck of the woods for some bargains. Cheers.

It's a Unilodge studio, but surprisingly it's not student accommodation restricted. It's gone up to the $145k to $165k range now.

Nice Datto, if your equivalent is going like Logan, I think you will find some fairly steady growth. Logan is becoming more of a choice for those seeking affordable House and Land packages, but if you're looking for inner-city brisbane, get in before 2018 or else the market will lose growth for a few years after.

I currently am selling my smaller 2nd hand units to start investing in new developments. Currently my parents hold an OTP in Newstead and I am eyeing a South Brisbane one.

I'm a bit confused. You say you specialise in new developments.
But now you say you are going to start new developments? So you are/arenot a specialist?

Sorry, I should have clarified, what I mean is I work as a OTP property specialist (well, to be straight up a sort of property spruiker) but I've bought 2nd hand IP's which I am in the process of selling to enter into the OTP market (just sold my smallest one).

I've been looking at the market over the last 2-3 years and to be honest, I'm liking OTP alot more now, mainly because the quality of building has increased alot and continues to increase compared to older projects. Albeit I am biased because I sell it (and I won't try to defend my position) but on a personal level I do feel that some (not all) OTP projects are really worth their value compared to 2nd hand ones.
