Gas Safety Checks Mandatory? (VIC)

    Hi guys
    Just wanted to check here. Are there new regulations where gas heaters saftey checks are now mandatory? Obviously this is due to prevent deaths from carbon monoxide

    I thought this was only due to those old heaters?

    My house is pretty new. Built in 2019. It has a gas ducted heater

    Is it now by law to get it checked even if its a new model heater?
    Sorry I dont know the "exact" terms to call these model heaters but it is a Bonair one with a digital control thing on the wall to control the temp. Ducts are in the ceiling

    This is what builders now install as standard in new cookie cutter homes

    No worries, thanks for confirming. My heater is still under warranty to lol....

    Gas and electrical safety checks have to be done every 2 years in Vic for about $750-800. That's on top of annual smoke detector checks at $100 a pop. Let us know if you find a good/cheap service provider.

    I got this quote from my PM recently, for Geelong region.

    Option 1 (379 + 299 setup fee first year)
    Smoke alarm
    Electrical
    2 Gas appliance

    Option 2 (325 + 235 setup fee first year)
    Smoke alarm
    Electrical
    1 Gas appliance

    Option 3 (215 + 135 setup fee first year)
    Smoke alarm
    Electrical

    I used Epic. $450 + GST for electricity and 3 gas appliances.

    Option 1 is Detector Inspector - judging by the price quoted above - and I think it includes ongoing callouts etc.

    Detector Inspector is *daylight banditry*.

    Epic Inspections does callouts, $300 worth of fixes such as smoke detectors, power points, switches etc at 40% less. Why on earth PMs pedal DI at that price will never be understood.

    Detector Inspector over the 1st 2 years = $1057 plus GST.
    Epic Inspections over the 1st 2 years = $619 plus GST

    Difference is 41.4% for *exactly* the same service. Detector Inspector is currently taking 2-3 months to turn around bookings, Epic Inspections < 10 days.

    I'm thinking most PMs either get a referral fee or just haven't heard of anyone else or just don't bother (probably the 3rd option).

    I thought you were saying that you had $300 of fixes done by Epic for 40% less (than whoever). Was that not what you meant?

    Epic definitely didn’t include any fixes in the check they did for me.

    Though the gas plumber Epic sent for the check offered to fix one appliance (for a standard fee) - though it turned out it was beyond saving.

    The sparky found a few issues from the electrical check, and I’ll get those sorted now I know about them.

    I didn’t get an offer from them to fix the minor issues (non-compliant light switches) on the day. So didn’t hear what the cost would have been. And no resulting callout fee cost savings either.

    I haven’t got around to getting quotes yet.
