Garage Conversion

    There is an opportunity in the current market to convert a single garage (7 x 3.3) to an extra living space to increase rent by $60 per week. It's already gyprocked etc so width is as is. There is currently an over supply of 3br but a real shortage of 4 br. Can be done affordably and certified but main decision is to
    A) split the 7m garage into two rooms one bedroom and a small extra living space 3.5 x 3.3m
    B) make one large room

    Im leaning towards the two smaller rooms as most tenants want multiple living areas in a 4br so kids have a playroom or extra tv room. Advice from pms is mixed

    Will it be a legal habitable room? Ie membrane under floor, ceiling height >2.4m, windows 10% of floor area, ventilation >5% of floor area (excluding door) etc?

    It will depend on the market too - a shoebox in the CBD will sleep a family of 5 but the same may not go in the burbs.

    Personally i like large rooms, small rooms make me feel suffocated.
    With larger rooms you have more "room" for imagination and modifications.
    Would suggest you look at the whole property and the layout plan, including the yards.

    This is especially true if you already have other play area. For instance in our house we have an outdoor area, separated into adults and kids. Similarly with living areas: one for each. That way there is no requirement for a separate room.

    My preference would be one large room, with a door. This gives the tenant the option to use it as a large bedroom or living area, or split the area themselves with a wardrobe or two to cut off a study area, office or play room.

    Or, depending on the house layout, convert to a main bedroom and ensuite.
