    Not a bad tenant story for a change

    Pm emailed me the report and said

    Tenants the first time renters were unsure how a periodic inspection worked so they cleaned the house, moved all the furniture back to the original position. Provided me with flowers and had snacks and made me a sandwich and offered me a glass of wine
    And were all waiting on the porch when i arrived

    Property was in good condition

    what a nice way to start the week

    (Tenants are about 20)

    I hope the PM only took their 6% share of this and forwarded you on the other 94% of the flowers, sandwich and wine.

    maybe 2016 is a good year for me,

    PM just called me that a different tenant in a property , ]when they did the inspection,

    without my permission ,
    - have repainted half the house
    landscaped
    solar system,
    fixed a few problems, put up a car port
    split system aircon

    wow!!!!!! tenant is on a 12 month lease and has only been there for 6 months..............

    im going to send them something nice

    obviosuly im going to keep them as long as possible, however, imagine the landlord had to give notice after 1 year.......come to think about, what the tenant did was nuts!!

    Maybe they are banking on you keeping them as long as possible. I keep good tenants as long as I possibly can. Most of my good tenants have left because they bought their own home.

    yeah exactly, however some people have to evict them for completely circumstancial circumstances

    solar, split systems, paint jobs etc arent stuff they can take with them........its quite a risky move

    Congrats your house is now a drug lab ;) up the rent and a silent agreement for a cut of the profits. They're obviously established and in it for the long term

    ... and tell them that now the house has a carport, aircon and is freshly painted you need to put the rent up :p:D:eek:

    Don't renew the lease at the end of 12 months. Its win-win. You get to release at a higher rate due to the improvements & the tenants learn a valuable life lesson.

    Don't keep the existing tenants in and jack up the rent as you will likely get taken to tribunal. New tenants on the other hand - all good.
