    Nearly anywhere that is not near a river or a creek, or a low lying area.
    In the 2011 floods when much of Qld flooded we had a soggy yard and an inch of water in our gutter.
    When we were looking to buy, we listened to older local people about water courses and flood areas. Now you can easily check for flooding on the net.

    It was actally flooding via the creek that feeds curtis falls. The road was just in the way :) .

    There is a massive slope on that block.. but looking at the realestate photos the house appears to be at the high end and could be above 1:100 flood level.. I’d avoid it though if the backyard is unusable due to the slope and flood risk.

    Ask a neighbour. Local knowledge is a powerful way to get context and reality to verify a report

    thanks guys appreciate the input i asked around the property never flooded except a corner at the bottom. its a good spot and a good price

    I have to thank you I settled on a decent place in Degon which had a 2.2 m to 5.5m Slope from the bottom till the top. As you can see the 1% chance barely touches the property but this makes the report on the whole property look bad if you do not look deep into each situation.

    After some investigations, I was able to negotiate a Price in the low 500s and hopefully, it will be cash-flow positive as it's a decent house but has a pool which I do not like, Anyway time will tell how it turns out. my aim is to pay it off and maintain it when it's an investment property and even move in someday. It has the potential of Air BNB as well as the rental demand in Sandgate and surrounds is healthy so far and supply is limited
