Quick summary of what I have and need; · Two properties Melbourne <5KM CBD · 2 properties $2.5m value. 80% LVR · Property 1 rented. 30% shortfall in rent each month. · Property 2. Currently getting town-planning approval for 5 Townhouses. · Looking to release equity post town planning approval to purchase another development site. $400K approx. · Looking for construction funding for property 2 – assuming 4 out 5 pre sales <6 months. Approx $2.2m construction funding. Which lenders are keen for developments and multi property deals? Sufficient cash flow to cover all holding costs. Wouldn't take LVR greater than 80% throughout equity release and equity funding . Happy to hear ideas and suggestions. Thanks
