    I'm in Frankston now. If people think this is dodgy suburb, they should come see blacktown and Mount Druitt. Frankston beach isn't that attractive. Major services are here. Frankston hospital. Frankston private, St John of God etc...Monash peninsula campus... But what's with the big silver gnome?

    Didn't bother with Seaford as they are likely outside my price range.

    Much of the suburb is deep off station rd. 10 yd old properties mixed with the 70's stuff.
    Mine is close to station rd and main rd west.
    Yield has not moved much, but yes it is having the deer park/ St. Albans ripple. Not any real appeal to the suburb, it is just an affordability thing, not many suburbs sub 300k etc

    You should go see Dandenong and Noble Park, especially suburbs around train stations. I thought of those when I last visited Woodridge. Yet I invested in Woodridge, as I was priced out of Dandenong and Noble Park.

    Residential development forecasts assume the number of dwellings in Corio will increase by an average of 20 dwellings per annum to 6,621 in 2036.

    Residential development | St Albans Park | forecast.id St Albans Park
    Residential development forecasts assume the number of dwellings in St Albans Park will increase by an average of 14 dwellings per annum to 2,408 in 2036.

    I drove around whittington...broken sofa on patio...terrible front yards..(the American streets...) and people tinkering with their old cars... and when entering St Albans Park which is next suburb, it looks so different.
    why ripple effect from St Albans?

    Go for a good pocket in Corio. Its not hard to know which ones are good pockets, just one quick drive down the street will tell you everything.
    I have a place in Corio, bought it for 215k mid 2013, I get 250 pw in rent and we pulled 40k equity from it after the commonwealth valued it at 255k mid 2015. Thats nearly 20% growth in 2 years. Not bad.
    Its easy to rent your IP in Corio and it's becoming more appealing to the Melbourne crowd.

    Yeh, I totally agree about geelong vs melb in terms of safety.
    I've lived either in Geelong or Melbourne for many years. Melbournes definitely more dangerous. I lived in Whittington for years and never had any drama, but melbourne you have to watch out for crowds of rough youth prowling the streets or using public transport looking for trouble.

    what's your view on St Albans Park... API states 10 year annual growth is only 3%.

    Many suburbs in Geelong are 20-30 mins to the beach. Torquay and Barwon heads are 20 mins to centre of Geelong. You can live here and be 10 minutes to either.

    Also, is not a great deal of new housing stock in Geelong and no master planned communities, so it's something different and a proven popular product for Geelong that wasn't there before in terms of housing choice.

    Additionally, heaps of people are moving to Geelong. The demand is there: try getting your hands on a titled block.
