    Hi, first home buyer in sydney and looking at the following suburbs as these are the only ones under budget and within one train line to cbd.

    How would you rank them in terms of safety and raising a young family.

    Seven Hills
    Rooty Hill
    Marayong
    Quakers Hill
    Ingleburn
    Macquarie Fields
    Leumeah
    Minto

    Edit: wanted somewhere that is close to train station and less than an hour to cbd

    Is this for an IP or PPOR? If PPOR, would you rent in those suburbs?

    Hi PPOR and yes I do not mind renting in those suburbs. Looking for stability for the family and not move every few months/years.

    Then I'd probably recommend Quakers Hill, although not sure about travel time. You can also lookup crime statistics by suburb using this tool Crime Maps | BOCSAR

    Thanks for the advice. Will look into that. I just heard from others that some of these suburbs have been gentrifying and more middle socioeconomic class are moving in.

    Thanks. Will do. Compared to the other suburbs though seven hills seem to be the most expensive.

    +1 to Quakers hill definitely on top of that list.

    50 mins to central, train every 8-10 mins in peak hour, established suburb with good schools,local shops and major shopping centers within 10-15 mins, good block of land etc etc

    Theres not much good stock in quakers hill right now though.

    So far, there are properties we liked in Rooty and Macq Fields.

    Is Rooty Hill or Macquarie Fields really that bad compared to Quakers Hill or Seven Hills?

    Rooty Hill is really close to Quakers and surrounding area for a lower price point from what I observed.

    I would say Quakers Hill or parts of Seven Hills for my money. Seven Hills definitely has varied parts and I think further towards Kings Langley would be preferable. Probably more expensive than Quakers though.

    My partners mother and family live in ingleburn. Seems like a safe suburb and trains run quite often.

    I think Seven Hills is undervalued. It does need a lift up. Having lived in the region, for 15 years, we've always wondered why it hasn't yet done as well. There's expensive nearby suburbs of baulkham hills and bella vista.

    It's bound to have an impact on values over the long term.

    Also, lots of old houses, ripe for knock down rebuild.

    Fast trains to the city too.

    Agreed. Good stock is being sold before they are on the market or full house open homes if something is good.

    Or they usually go to Auction which we are not comfortable going with. :(

    In Quakers hill, very few properties sell in auction. The demand pushes prices. So if you have lot of buyers in the open home, the agents will want to get the most

    Don't be a pussy. If you not comfortable doing it then hire a good Buyers Agent that is active in the area.

    Just a matter of personal preference on not wanting to buy at auctions. To each his own I guess. No need for name calling but thanks for the reply.
