    Would be interesting to know what the rate was in "reputable" subs - eg Brighton (Vic), Doncaster, etc.

    Looks like a bulk of the offences had to do with not following Police instructions (I don't wanna wear a mask? break the ring of steel?) and iso breakouts....

    You can still get decent place in narre warren within 5 minute drive of the station. This for example:

    This one sold earlier in the year for roughly same amount

    Houses vs units - depends long term goal. Units will have better rental yield but houses with more land will generally have more capital potential and you can do more with them in future eg knock down rebuild, develop etc.

    It appears the "reputable" subs are living up to their names. Bayside and Manningham are well below median. YoY % is minimal.

    I know this wasn't one of the suburbs I mentioned at the start, but what do people think of Doveton? I am trying to look at very specific pockets of Doveton away from housing commissions etc but still with good access to major roads (mainly north east of Kidds Road for now).

    Any personal experience down the area? Just went to the Harold Keys Drive area (which was actually Narre Warren South), and I must say, on some streets there were houses, on others they are just farmland, with roads being surprisingly narrow in the area.

    Avoid - better off in Narre Warren or Dandy Nrh.
    Doveton = Very low socio area and ice addicts. Can check areas using microburbs for particular pockets you wish to check for housing commission areas etc.

    ?? I thought the original Daniel’s Donuts was in Springvale @ Spaghetti Junction.
    Suspect I’m missing something. Can you elaborate please.

    I would suggest you look into Victoria Police's crime rate by post code to get an idea of the safety index in these 3 suburbs.

    I am surprised crime hasn't gone up more given you could literally rock up in a full face mask anywhere and no one would ever bother you!

    Having said that, I got a wee bit excited the first time around I read the post thinking that you posted the prop value % going up!

    Well eh the money is actually spent and lost as quick as it's earned. Druitites don't have much dough and luxury goods.

    It happens too often. A bogan's house is subjected to a search warrant. The cash crops are seized along with all the designer flanno shirts, ugg boots and the Monaro sitting in the driveway. It's devastating.

    They finish up left with a torn shirt, dirty boots and a clapped out VT commodore.

    Wow. Just had a look at VFs. And there's not may for sale.

    And 60K for an '05 Monaro? I can't even see an '06 model.
