First Home Buyer - Few things wrong with the new place that I bought. Not sure what the process .

    Hello Everyone

    I made a post in this forum a few months ago looking for advice about what this noise could be, this is kind of a followup

    Bought my first home two months ago in Northern Melbourne. Brand new build which was finished in feb this year. Didnt buy off the plan, was just a new place that was built and sold. Its in a block of 4 attached townhouses with bodycorp fees

    There are a few minor things that I have arranged to be fixed by the builder/tradies that worked on the place however there is one major issues that Im not sure who is responsible for or what I need to organise to get it fixed or who i need to call to get it checked out/fixed

    I have a knocking sound in my walls

    Wether this is simple water hammer, pipes moving or something more major I dont know. It happens randomly throughout the day over the course of 5 or 6 hours in small 15/20 minute bursts, different consistencies with the timings of the noises. Has happened everyday since I settled two months ago

    There are some plumbers coming past to have a look to see what the issues is in a few weeks.

    If for example the plumbers need to take the walls down/kitchen apart to get to the pipes and the issue cant be found, Am I liable for the costs to have this fixed? Who pays to get my house put back togethor?

    If the plumbers dont know what the issue is, What next? Do I need to get some sort of specialist building inspector out? Who pays for this?

    If anyone has any insight on all this that would be great.

    I think you're jumping too far ahead.
    See what the plumbers have to say first without getting walls torn down etc and ask them for recommendations. You can get more than one plumber's feedback and compare what they say and post here for more opinions.

    The plumbers that are coming out I think are the ones that did the plumbing work when the place was built as I got Thier contact from the agent.

    Just hope that when they get here the problem is actually happening while they are here as it's kind of on and off and happens randomly throughout the day

    Check with the developer / building company to see if they offer a warranty period. My new apartment had one and I got the building company to come and fix a few defects. But still the plumber's assessment comes first.

    There is a construction defects warranty period for new builds and it varies by state. Its typically just 90 days other that structural. Call the builders AND send a email and ask for a site review of a defect. It should cover ALL such defects as the typical contract allows ONE report. If you have a short list make sure you have a copy and give them a copy. You should NOT be dealing with the subcontractors but with the building company who sold you the house. If they send the subbie that fine but you shouldnt be dealing with them otherwise. Its the builder who is obliged to fix defects and explore and rectify gprock, repaint etc if it comes to that.

    Rare to get water hammer as most pipes are not copper and are plastic. Often copper is only found at certain points and water hammer occurs when a pipl is turned on /off. If its strata it could be something in the roofspace or on to the roof (a/c unit?) . It could be a loose tile rocking in a breeze ? A unsecured downpipe? Or a insect screen rattling loose in the window frame.

    Yeah in the first week I noticed a number of things that was wrong with the place I emailed the agent that sold me the place. they reached out to the builder and gave me the numbers of tradesmen to contact. I also emailed the builder and they ignored my email all togethor

    Im assuming I shouldn't be calling these tradesman and the builder should be organizing it?

    Anyhow I have already called the plumbers and they will be coming out after lockdown.
