    Hello all!

    Just thought I'd share with you guys a short article I wrote for Smart Property Investment.
    Confessions of a millenial rentvestor

    It a quick read on why I decided to Rentvest and the benefits that come with it.

    I'd be really interested to know if the points resonate with you or if you disagree in away?

    This came about through an opportunity to be a weekly contributor on their site discussing my thoughts, ideas, experiences, and challenges I go through as an active Millennial Rentvestor. My writing has some flaws though so I'm sure there will probably be grammar/vocab errors.

    Nice work Taku. I am at a different stage of life to be rentvesting but there are a lot of people out there that should be taking a similar mindset to you rather than just complaining about affordability.

    Well written article, I look forward to more.

    @neK very good point! no doubt my strategy would change when partner/family/kids come into the picture. tbh i have no plans or a strategy for when this happens.

    any advice or thoughts at all just at a high level?

    Taku - short but sweet, it completely makes sense.

    Until I was (over) thirty, I lived in share houses. They was fantastic. Views of the harbour, and walking distance to the CBD for a few hundred dollars or so a week. Indeed I had a carpark in the city provided by work but I was so close to the ferry I caught that every day rather than sit in Military Road and Harbour Bridge traffic.

    Did I invest. Sure, however not enough. Actually let me rephrase, less than you have. I travelled like a madman visiting every continent, even the icy one, and more than 70 countries. Was that worth it. Absolutely, positively, most certainly. Do I regret it, not one bit, and not even to the compound effect detriment.

    My point, I admire your investment commitment. However don't give up life for it.

    Good article. The reasons you have provided for rentvesting are clear, logical and well articulated. I am not a rentvestor, more of a sharedhousevestor. The only point I would add to your list is that I can't actually afford to invest in property and have a ppor. It is one or the other for me, so I choose property investing because that is more important to me than having a ppor

    you make a good point @BarneyRubble. Had a few ppl tell me this also. Thanks for the feedback

    when it comes time to sell which I'm hoping will be a lot later down the track I'll be giving this a closer thought @big max.

    Love the article - great inspiration for young people wanting to move into the property market. When renting in upmarket trendy areas a key risk for young people is enjoying the lifestyle so much that too much disposable income is spent on entertainment, holidays, café and restaurants where it becomes seductive to spend too much disposable income and not invest.

    This article highlights the value of investing that disposable income and moderating lifestyle to achieve financial independence in the long run - great article!

    imagine you bought your PPOR in marrickville few years ago rather than rentvest somewhere else...capital gain +++ and CGT exemption.

    I believe his max purchase price was $400K odd so when he was ready to go he was priced out of sydney.
    Look at the other way if he had totally stretched himself to the 850K to buy where he needed to live in sydney and then prices didnt go up so quick where would he be now?-Possibly maxed out paying one huge mortgage and unable to invest further atm

    As someone looking to get into PI and currently renting this is a strategy i'm looking at more and more. I'm only very much a novice in the PI cycle but this seems like it would suit the lifestyle we currently live and my situation but yeah still need to do a ton more work on this strategy.

    Is there anymore pro's and con's left out of that article that someone with basic knowledge of rentvesting would need to know? Want to do more work on this to see if it would be right for me.
