What happens with houses that have been fire damaged? What's the process for repairs? Is an official initial inspection required to see what the condition is like and assess the urgent areas for repairs? Is there any special sign offs or is it like any reno job

Also how do you go about buying one?
There's a house that i know of that has "been on fire" and unfortunately had someone inside at the time. I found a newspaper article and the neighbor said the owner liked to smoke in bed.

I'm not sure the extent of the damage as i haven't really looked at it, it's behind an ip and didn't put to much thought into it last time i was these. It happened mid 2014 and it's still vacant and over grown.

Could the family be still sorting out the will? Can i talk to a local agent to get some info?
Is there any surprise costs involved?
Offer land value less 10% for demo and unfortunate circumstances? ?
