    Hi guys,

    Been thinking a lot lately about buying an investment property, it will be my first and I do not own my house, I currently rent.

    I do have other investments, just not property.

    I want to set myself up with passive income and stop working ASAP, as we all do, but don't know if property is the way to go about it in the current climate of the world.

    I see lots of opportunities in the market (and I don't want to miss out) as the world currently stands. But, what if a seventh of the population die from COVID, or from the vaccine? Will the market crash? Is the market sustainable if many, many people die? These are the sorts of questions that float around my head and keep me from making property moves.

    Does anyone else have these concerns? Am I being overly cautious and should just take the plunge?

    I think if one seventh of the world's population die, it isn't going to be from COVID, or the vaccine. You probably need to get a better understanding of this desease and how vaccines work and are tested.

    If an event caused this level of population reduction, your investment portfolio would be the least of your problems. Better to think in terms of where your next meal will come from.

    As Peter said, if 1/7th of the world dies, rental vacancy % is the least of your concerns

    One seventh of the global population is around 1.1 billion people.

    After 18 months we are currently at 3.7 million deaths worldwide.

    That's around 0.04% (or one two-thousandths) of the world's population.

    What makes you think we're about to see 2,000 times more deaths from the virus that we already have seen?

    What makes you think we're going to see a significant number of deaths from the vaccine?

    Hi Simon,

    Lots of medical doctors are suggesting it. Happy to share sources.

    Perhaps I am one of the few concerned about this but would be interested to see if it has indeed crossed any other investors mind. Perhaps it hasn't and that will be reassuring if so.

    I don't. I will probably be in that 1/7th. That would be more than 1 Billion people.

    I highly highly doubt we will see anywhere near the deaths you are talking about. Perhaps at a country scale there may be certain counties that lose a significant portion of their population (but even then 1/7th seems rather high). This would likely be poor countries who populations are at additional risk due to other health issues (high rates of TB, HIV etc) and do not have robust medical resources and vaccinations programs (eg some counties in Africa, Asia, South America, etc). Despite this being a tragedy of immense scale I don’t think this would have a large impact on the Australian housing market. Im not sure why I’m even writing this (I must be bored) as it’s pretty obvious common sense.

    I wouldn't worry so much about a virus killing 1/7th of its human hosts.

    Probably should be more worried that humans are the virus putting at risk it's single host.

    World NET population growth year to date is 35.5 million. Covid barely even denting the growth.

    If 1/7th die, too many to bury so it's safe to say next meal could be whatever cuisine you fancy. Chinese. Thai. Italian. Cuban. Take your pick.

    As mentioned by others, global population increases by ~ 1.5 million people per week. Total global covid deaths are 3.75 million in over 18 months.

    One seventh of the world is over 1 billion people. Does not compute. This has to be a troll, or worse.
