    Agent down my way first name starts with M and surname is Joy, and replaces the work 'enjoy' with 'MJOY' throughout the description.

    Once in a lifetime opportunity - Yeah right, for the vendor to get max price maybe.
    Rennovators delight - a dump that will cost you a fortune to fix up yet the vendor wants a fortune.
    Rennovate or Detonate - a dump yet the vendor wants too much.
    Owner says sell - Just trying to see if this will generate more interest but vendor not willing to go down in price.
    Express of Interest - Vendor is keen
    mid to high xxx - Want xxx or better
    Central - there are some shops, a school and a may be train station within a 5 min drive.
    Smell the ocean - Have to drive 10 mins to get to the beach.
    Water views - On the map maybe.

    1 yes, always dumps, trying for those into those reno shows

    2 when it rains.......or if you have a scissor lift to get above the tree line :)

    OMG where do I start?! There are just SO MANY terms :eek: and I really do get sick of reading the same old stuff over and over.....

    One for the "astute" investor/buyer/purchaser: The days of using vocab flattery as a marketing tool are long dead. Pack it in copywriters!

    Reap the rewards: Yep, OK, we get it. This one needs a s***load of work and we'll need to work our a**** off, invest some serious moola and then maybe make a profit...not!

    Recently updated: This can mean anything between yesterday and 2000. Treat us with respect and stop trying to pretend that those faux suede feature walls were done within the last decade :D:D

    Once-in-a-lifetime opportunity: SO the agent can guarantee 100% here? I mean really?!!

    There's so much more but there's only so many minutes in the day :) and don't get me started on the spelling and grammar......but having said this I'd like all selling agents and copywriters to note the following most common errors:

    It should be:

    A lot NOT alot

    Sought after NOT sort after

    Separate NOT seperate

    There, that feels better ;)

    The spelling mistakes... bah! Shorthand is another gripe- "des res with all mod cons".

    "City/harbour/beach views"- if you're 6" 5 and stand on your tippy toes this possible. Maybe.

    "Secure your future" - with this bog-standard, crap yield, massively neg cashflowed, ho hum property.

    "Motivated Vendor" - as opposed to?

    "Priced to Sell" - but hasn't sold yet.
