A house I like in Victoria for investment says expressions of interest close on August 20 and gives a price guide of 400-450. On talking to the agent he said I have up until that date to put an offer in and then it will be considered against other offers. Do you think if I put an offer in now with a couple of days time frame they would just disregard it?

Depends how strong it is and what the market is doing.

Depends on the market but they would show the vendor either accept or reject. If rejected they might say look it isn't accepted but if you want to submit another offer closer to the time it would still be considered.

The worst they can say is no right?
