What state is the property in? 1. No (but they might take their own photos when they leave to be evidence if they think they need it) 2. Either. I prefer without so that it can be completed without any distractions 3. Obviously want to do it quickly so you can minimise your vacancy turnaround time. Same day isnt usually feasible, within a day or so is fine.

The idea is that the tenant fill in the exit condition report and supply to the agent at exit, who fills in the other side at their inspection. Realistically, I can't remember the last time a tenant gave me an exit condition report, it's somewhat pointless in 99% of cases. 2. Should the exit condition report be done in conjunction with the tenants or best done separately Your choice at the moment, though I believe in Victoria the tenant will soon have the right to attend the exit inspection. I find it best to do it on your own and then have the tenant attend to minor items directly afterwards, extra people are very distracting while you're inspecting yourself. 3. Obviously doing it sooner gets the ball rolling, especially if you have tenants lined up.
